This new Class A office building is located in Boston’s dynamic Seaport District. The 17-story office building is focused on human-centered design, promoting a collaborative and productive environment. It features modern amenities including multiple outdoor terraces, flexible and open workspaces, an on-site fitness center, elevated ceiling heights and a three-story pedestrian promenade that offers green space and retail.
At every level of 121 Seaport's design is an intentional aspect aimed at reducing impact and promoting a renewable future. Focused on the health and well-being of tenants, 121 Seaport features a chilled beam mechanical system. This mechanical system design provides consistent temperatures and improved air quality throughout the large space, while reducing energy costs. Our plumbing group designed all plumbing features to be highly-efficient, including a rainwater harvesting system that collects and recycles rainwater, cutting water consumption throughout the building by 30%.
Taking into account waterfront development requirements and associated flooding risks, 121 Seaport commanded creative design solutions from orientation, material selection and equipment placement. To reduce flood damage risk and ensure climate resilience for years to come, Bala raised the placement of electrical equipment 40 feet above the 100 year flood plan.
