1999 Eye Street is a $250 million redevelopment project led by developer Stonebridge and Bernstein.  The existing office structure will be replace by a 14-story, 522,000 SF multifamily b building featuring an engaging architectural design by Design Collective. To support the vision, Bala engineered integrated MEP and technology systems tailored to the building’s high-performance requirements.  Programming includes 434 residential units, 17,000 SF of ground-floor shell retail, a central courtyard, and premium lobby with below-grade parking. 

Bala designed the MEP systems for the building, featuring a VRF system for space conditioning, dedicated outdoor air systems (DOAS) to enhance indoor air quality, and high efficiency plumbing. The electrical design seamlessly integrates interior and exterior lighting, while the project’s LEED Gold goals of resiliency and reliability remained central throughout the process.

The technology infrastructure is designed for a seamless, connected experience for residents, operators, and visitors alike. This includes a robust IT backbone that supports Bala designed security and AV networks, providing high-performance amenity spaces and a safe environment for residents.
