To convert this 1900s era building from strictly office use to lab ready space, Bala completed extensive building MEP/FP infrastructure upgrades for this 9-story multi-tenant building. Since the initial office to lab building conversion, Bala has completed numerous fit out projects for life science tenants seeking a home in the dynamic Seaport District, totaling over 140,000 SF throughout the building.

From designing vivarium, BSL2 lab and NMR equipment spaces, Bala's engineering expertise has served numerous life science clients at 451 D. Clients include Ensoma, Catamaran Bio, DermBiont, Frontier Medicine, Nerid, Elektrofi, Kojin Therapeutics, Elicio Therapeutics and Sensei Bio.

Design and construction was completed under two phases, in total allowing half of the building to support lab space. The first phase consisted of the conversion of approximately 150,000 SF of office space to support BSL2 type lab space. Subsequent phases have included the conversion of an additional 60,000 SF of office space and a study to convert an additional 15,000 SF. Infrastructure upgrades to the building included multiple new rooftop air handling supply and lab exhaust systems, with energy recovery capability, multiple new standby generator systems, new hot water heating systems, new main electrical distribution throughout the building and new plumbing riser systems for lab waste, vent and nonpotable water.
