National real estate developer, Southern Land Company is developing a new luxury apartment complex on 5.3 acres of land in Hauppauge. The $60 million development will comprise two residential buildings, one at seven stories high and the second at five stories high with underground parking.
The mechanical design of the building is a gas-fired split system configuration in the apartments with air-cooled VRF in the common spaces. The air handling unit itself will be floor mounted, but the distribution will all travel within the rated enclosure. The ductwork will be routed through the wood joist system and radiant dampers will be supplied, as required.
Although there are two different structures tied together with a parking garage, Bala has worked with the owner, utilities and contractors to optimize the system-level components that are best suited to be shared between the two structures, and those which should reside adjacent to each structure. A metering system has also been supplied in order to differentiate loads across both structures for proper monitoring and billing.
