Bala provided structural engineering services for the luxury senior living
facility that consists of 82 units spanning from one bedroom suites to two bedroom suites with assisted living and memory care available.

This 74,200 square foot assisted living and memory care facility, created by the Chelsea Management Company, includes health and wellness programs, a full service beauty salon, medical offices and a dining facility.

The building structure is supported on reinforced concrete shallow spread footing foundations.  Interior steel tube columns and the proprietary delta beam system support 10” precast hollow core planks with 2” concrete topping slabs that span up to 35’-0” clear.  Deltabeam is a proprietary structural load carrying member that is upset into the floor construction that eliminates soffits, maximizes client desired clear ceiling heights, provides fire resistance and minimizes HVAC conflicts with the structure. At the exterior walls, precast planks are supported on heavy gauge 6” exterior metal studs.

The roof construction consists of fire-retardant prefabricated wood trusses.  Heavy gauge metal stud shear walls serve as the main lateral force resisting system for the structure.

Other unique features for the structure consist of a heavy timber porte cochere and covered walkway framing, monumental stair framing and support for smoke screens around the two story atrium at the main entrance.
