Located across from the New Jersey Performing Arts Center, One Theater Square is a 22-story, curved glass tower consisting of 245 apartments, 15,000 square feet of ground floor retail and 281 parking spaces making it a perfect place to live and enjoy downtown.
Developed by a public-private partnership between Dranoff Properties and the New Jersey Performing Arts Center (NJPAC), this tower is a part of a planned development to develop the parcels surrounding the entertainment venue with residential and commercial properties.
Bala was chosen to provide MEP/FP engineering and technology design services for the project. For the MEP/FP services, Bala designed the building to have a high-efficiency Vertical Packaged Terminal Air Conditioner in each unit and high-efficiency horizontal Dx evaporators in the common and amenity areas. In order to reduce the electrical cost, high-efficiency lighting fixtures were designed to meet energy saving LEED requirements.
Plumbing and fire protection features included fire pumps, low flow fixtures for LEED, high-efficiency condenser boilers and recirculation domestic water systems with reheaters to maintain design temperatures at all fixtures.
